How to Get Your Full Security Deposit Back: The Move-Out Cleaning Blueprint

February 10, 2026 · Diamond Shine Pro

Landlords have checklists. We have ours — and it goes further. Our move-out cleaning guide covers every detail inspectors check for.

Security deposit disputes are one of the most common landlord-tenant conflicts in Washington State — and in our experience cleaning homes throughout Bellingham and Whatcom County, the majority come down to cleaning. Landlords have a legal right to deduct cleaning costs from your deposit if the property is returned in a condition worse than it was provided to you (accounting for normal wear and tear).

The good news: a thorough, professional move-out clean eliminates this risk almost entirely. Here's the checklist our team uses — and what to pay attention to if you're doing it yourself.

What Landlords Actually Check

Property managers in Bellingham typically use a standardised move-out inspection form. The areas flagged most often for cleaning deductions are: the oven and range hood, refrigerator interior, bathroom grout and fixtures, windows and window tracks, and floors — particularly under appliances and furniture.

In our experience, it's rarely the obvious areas that cause disputes. It's the oven that hasn't been properly cleaned, the bathroom grout that hasn't been scrubbed, or the window tracks that were never touched. These are areas that landlords specifically look for because they require effort to clean properly.

Room-by-Room Move-Out Checklist

Kitchen: Clean inside the oven (including the door glass), degrease the range hood filter and exterior, clean inside the microwave, remove all refrigerator shelving and clean the interior, scrub the sink and descale the faucet, wipe all cabinet interiors and exteriors, clean the backsplash grout, and mop the floor.

Bathrooms: Scrub tile grout with a stiff brush, descale the shower head and faucets, clean the toilet including the tank and base, scrub the tub or shower surround, wipe down all cabinet interiors, clean the mirror, and mop the floor.

All rooms: Wipe down all baseboards, clean light switch plates and outlet covers, clean inside all closets and wardrobes, wipe down window sills and clean window tracks, remove any wall scuffs with a Magic Eraser (test on an inconspicuous area first), vacuum all carpeted areas and spot-treat any stains.

The Window Track Rule

This is the one area that catches almost everyone out. Window tracks accumulate dirt, dead insects, and mould over time, and they're difficult to clean without a small brush or vacuum attachment. Most DIY move-out cleaners forget or skip them entirely — and most landlords check them specifically.

Use a small stiff-bristle brush to loosen debris from the tracks, vacuum it out, then wipe down with a damp cloth. It takes five minutes per window and can save you a significant deduction.

Why Professional Move-Out Cleaning Is Worth It

In Bellingham's rental market, security deposits are typically one month's rent — often $1,500–$2,500 for a standard apartment or home. A professional move-out clean from Diamond Shine Pro costs significantly less than that and significantly reduces the chance of a cleaning-related deduction.

More importantly, we use a formal checklist for every move-out clean and can provide documentation that the property was cleaned to a professional standard if a dispute arises. Our clients across Whatcom County have used this documentation successfully in deposit recovery situations.
